In an exclusive interview with TREN, we will hear from the real estate agent who sold the property with over 15 years experience, Ms. Nicole Plozza from Ray White Douglas.

But firstly, let’s put the suburb into context. Idalia was developed from a light industrial suburb to become one of Townsville’s fastest growing suburbs. The Fairfield Waters development saw the construction of nearly one thousand homes. Many of the homes are designed to executive standard with large floor areas, ensuites, 4 bedrooms and quality finishing.

The property sold for a cool $725,000 which is $327,000 above the current median house price for the suburb at $398,000.
If it were not for this positive price outcome in properties of this calibre, Idaila’s unimpressive drop in median house prices of 25 percent since Dec 2015 could have been much worse.
These positive sales stimulate improvement in the recovery and even verify that TREN’s predicted short to medium term recovery is in full swing.
We asked the real estate agent, Ms. Plozza, what are some of the highlights for you selling this home?

Investment Profile
TREN’s research has identified that the suburb of Idalia had a population of approximately 3600 people as defined in the 2011 census. Between 2006 and 2011, the suburb grew in population by approximately 1600 people. Based on the 2016 census, the current population has increased to 4438.
The residential increase in the population of Idalia occurred when the Fairfield Waters housing estate was created in 1998. The most significant growth occurred when the Fairfield Shopping Centre was developed in 2008.
The suburb represents excellent value. Yet first home buyers of established homes are not eligible for the first home buyer’s grant if they were to buy this property. In spite of the $20,000 new home buying incentive, the discounts being experienced in Idalia are worthy of both investor and first home buyer attention.

The suburb has a current median house price of $398,000, down approximately 12 percent from $460,000 over 12 months ago. Units in Idalia have a median unit price of $238,000 down a massive 40 percent over the past 12 months from $405,000.

The sale price achieved for this property of $725 thousand will have a positive impact on the median house prices in Idalia as it exceeds the current median house price for the suburb. Approximately 69 house sales have been recorded in Idalia over the past 12 months.
The median rental price for houses in Idalia is $410 per week producing a yield of approximately 5 percent from 194 tenanted properties in 12 months. Units have a median rental price of $330 per week producing a yield of approximately 3.7 percent from 31 tenanted units in 12 months.
Idalia has a desirable lifestyle for couples and families with shops, schools, university and well established landscaped streets and water side walking and bikes paths in the area.
Maturing, established and older couples and their families make up 58% of the population. Independent youth, make up 11% and established independent people make up 11% of the population respectively.
The old Ross River meat works in Idalia is of heritage significance. It closed down in 1995 after 103 years of operation and demolished. However, the chimney of the old meatworks has been retained.

The suburb supported workers in the meat industry, including the establishment of a meat experiment station in 1914 until it was taken over by the CSIRO in 1932. During the Second World War, a military camp was established in Idalia.
The Oonoonba Primary School has taken enrolments since 1920. The current location of the school is approximately 600 metres walking distance of this property which was established as a new school in 2002. Southern Cross Catholic School is 1.4 kilometres and three other schools are located 2 to 2.5 kilometres from the property.
James Cook University and Australia’s largest army base, Lavarack Army Barracks, is approximately 5 minutes drive from the property.
The demand for housing in Idalia has increased over 100% since prices have reduced over the past 12 months.
Over the same period, demand for rental accommodation has been steady. Prices for rental properties have also been steady while house sale prices have reduced by nearly 12 percent and unit prices have reduced by nearly 40 percent.

The suburb of North Ward is one of the most prestigious suburbs in Townsville with an average annual income of $1,325 per week and a population of 5066 based on the 2016 Census.

The suburb has a current median house price of $513,000, while just twelve 12 months ago, the suburb recorded a median house price of $651,000.

North Ward has a greater number of unit dwellings than there are houses.

75.7 percent of dwellings in North Ward are apartments, flats, townhouses or semi-detached units. 24.4% of dwellings have 3 bedrooms with 1.9 people per household (2016 Census).

Achieving a sale price of $752,500, the weekly top price property at 49 Alexandra Street will impact the median sale price for the area as it is $239,500 above the current median sale price for houses.

The Townsville market is showing signs of a recovery on the back of increased business confidence, development stimulation and industry investment.

In the context of Townsville’s subdued prices over consecutive years, this prestigious lifestyle property presents an excellent investment opportunity in an area recently highlighted by the Pure Projects tourism branding report for development.

Pure Projects recommended the development of a massive infinity pool on the Strand just a short walk from this property.

The vendors purchased the property in December 2011 for $685,000. This sale has seen a capital gain of $67,500 over nearly 6 years. However, since March 2014, the property has been rented for approximately $500-$675 per week.

Historically, the property has been sold in September 2003 for $430,000, again in May 2001 for $293,000 and again in August 1990 for $163,000. The build date of the property is not known but could be as early in the 1900s.

Over the past 12 months, the median house price in North Ward has dropped -18.6% from $630,000 to $513,000. Over the past 5 years, the suburb has experienced an -5% decrease in house prices.

Between September 2016 and August 2017, a total of 34 house sales have occurred in North Ward compared to 88 unit sales in the same period.

The median rental price for houses in North Ward is approximately $350 per week. Units have a 12-month median rental price of $198.00 per week. Meanwhile, the 2016 Census identified the average weekly rent paid for all dwelling classes in North Ward, including houses, was $280 per week.

The rental yields for units in North Ward are approximately 5.6% with approximately 538 units being tenanted over 12 months. Houses are achieving a rental yield of approximately 3.6% from 65 properties being tenanted.

The demographic profile of North Ward is a mixed market but predominantly older or maturing independents. 23.4% are maturing and established independents, 20.4% independent youth and 11.3% established couples with families, while 21.6% are older independents or couples with families and 23.5% are elderly or young couples with children.

Originally known as Cleveland Bay, North Ward was first settled in 1864 and was the first suburb of Townsville to attract the botanic gardens (now Queens Gardens) in 1867, the first schools at Central primary school and St Josephs Catholic School in 1873 and the defence barracks at Kissing Point in 1880.

The first Townsville jail was established in North Ward at Queens Gardens and the primary school in 1878. The first public hospital was built in Townsville in 1881. Both of which are heritage listed. The old hospital wards are now privately owned apartments.

Mount Low – Top Price Property Of The Week – 6 Newell Court – $560,000

As part of the northern beaches development corridor in Townsville North Queensland, Mount Low is popular with couples and families because of the estates such as Sanctum offering block sizes larger than the average property.
The neighbourhood of just over 4600 residents and 1430 dwellings has on average 3.4 persons occupying each dwelling.
Like the Rangewood estate featured in last week’s Top Price Property of the Week, Mount Low is a location that has acreage lots, and brings with it the value of freedom, that such an outer urban lifestyle offers.

However, Mount Low has standard residential lots also which have been presented and made appealing to investors. Mount Low has a higher average number of rental properties than all of Townsville suburbs combined.

In addition, the lifestyle of Mount Low is semi-rural located on the northern beaches and just a short bike ride to Bushland Beach.
As twelve percent of the population attend university studies, construction of the final stage of the Townsville ring road has connected Mount Low and the northern beaches to major infrastructure and services at James Cook University, Townsville Base Hospital and Lavarack Army Barracks, reducing the journey time by as much 20 minutes.
The vendors and agents have achieved an excellent result getting this property to TREN’s Winner of the Top Price Property of the Week with a sale price of $560,000.
In the face of what many commentators and the researchers have confirmed, the market for sellers has been very tough indeed.

The suburb of Mount Low has a population of 4655 people, 1656 dwellings and 1273 families based on the 2016 Census.
Residents living in Mount Low have an average weekly income per person of $840. On average families earn $1926 and households earn $1,869 per week. 14.6 percent of residents earn more than $3,000 per week in income.
The suburb has generated approximately 60 sales over the past 12 months.
Mount Low has a current median house price of approximately $345,000. While just twelve 12 months ago, the suburb recorded a median house price of approximately $380,000.
The decline in the median house price represents an approximate drop of -9.3 percent. In 2013, the median house price was approximately $328,000 and five years earlier $166,000.
The historical medium house prices indicate the short history of the suburb and the growth that has occurred in such a short period where in 2011 the census shows just over 2000 people lived in Mount Low compared to 4655 in 2016.
Mount Low has inadequate unit dwelling stock to define a reliable median price. In August 2016, the suburb had just 2.4 percent of the population living in semi-detached units. 97.3 percent are separate houses. 67.8 percent have 4 or more bedrooms and 28.1 percent of dwellings have 3 bedrooms. The balance of dwellings is 1 and 2 bedrooms.

48.2 percent of dwellings in the suburb are owned with a mortgage, while a significant 39.4 percent are rented and 10.4 percent are owned without a mortgage.
Mount Low is a very popular location for families comprising 86.6 percent of all households.
Also, Mount Low has substantial investor interest because of the high number of rental properties which is slightly above the Townsville average and nearly 10 percent above the Australian average.
Based the 2016 Census, the median rental price for houses in Mount Low was $330 per week with an approximate rental yield of 4.8 percent, down from approximately 6.0 percent in 2013.
Approximately 230 rental properties were turned over and/or newly built in the market over the past 12 months.
The average mortgage payment per month in the estate is $2,058. And again, over 88.4 percent of households with a mortgage spend less than 30 percent on mortgage payments per month.
Achieving a sale price of $560,000, the weekly top price property at 6 Newell Ct Mount Low will impact the median sale price for the area as it is approximately $215,000 above the current median sale price for houses in the suburb.
The Townsville market is showing signs of a recovery on the back of increased business confidence, development stimulation and industry investment.
The vendors purchased the property as block of land or a house and land package in November 2004. The land purchase price was $75,000. The cost of the build is not available.
The demographic profile of Mount Low is favourable to families; older, maturing and young couples make up 72 percent of the population. Independent singles, youth and the elderly makeup approximately 21.8 percent.
The suburb is approximately 1 ½ to 3 kilometres from two government and one private Catholic school for primary and secondary students. James Cook University, Townsville Base Hospital and Lavarack Army Base is approximately 20-25 minutes drive from this property.
