Mount Low – Top Price Property Of The Week – 6 Newell Court – $560,000


This week’s winner – 6 Newell Court Mount Low
As part of the northern beaches development corridor in Townsville North Queensland, Mount Low is popular with couples and families because of the estates such as Sanctum offering block sizes larger than the average property.
The neighbourhood of just over 4600 residents and 1430 dwellings has on average 3.4 persons occupying each dwelling.
Like the Rangewood estate featured in last week’s Top Price Property of the Week, Mount Low is a location that has acreage lots, and brings with it the value of freedom, that such an outer urban lifestyle offers.

However, Mount Low has standard residential lots also which have been presented and made appealing to investors. Mount Low has a higher average number of rental properties than all of Townsville suburbs combined.

In addition, the lifestyle of Mount Low is semi-rural located on the northern beaches and just a short bike ride to Bushland Beach.
As twelve percent of the population attend university studies, construction of the final stage of the Townsville ring road has connected Mount Low and the northern beaches to major infrastructure and services at James Cook University, Townsville Base Hospital and Lavarack Army Barracks, reducing the journey time by as much 20 minutes.
The vendors and agents have achieved an excellent result getting this property to TREN’s Winner of the Top Price Property of the Week with a sale price of $560,000.
In the face of what many commentators and the researchers have confirmed, the market for sellers has been very tough indeed.

The suburb of Mount Low has a population of 4655 people, 1656 dwellings and 1273 families based on the 2016 Census.
Residents living in Mount Low have an average weekly income per person of $840. On average families earn $1926 and households earn $1,869 per week. 14.6 percent of residents earn more than $3,000 per week in income.
The suburb has generated approximately 60 sales over the past 12 months.
Mount Low has a current median house price of approximately $345,000. While just twelve 12 months ago, the suburb recorded a median house price of approximately $380,000.
The decline in the median house price represents an approximate drop of -9.3 percent. In 2013, the median house price was approximately $328,000 and five years earlier $166,000.
The historical medium house prices indicate the short history of the suburb and the growth that has occurred in such a short period where in 2011 the census shows just over 2000 people lived in Mount Low compared to 4655 in 2016.
Mount Low has inadequate unit dwelling stock to define a reliable median price. In August 2016, the suburb had just 2.4 percent of the population living in semi-detached units. 97.3 percent are separate houses. 67.8 percent have 4 or more bedrooms and 28.1 percent of dwellings have 3 bedrooms. The balance of dwellings is 1 and 2 bedrooms.

48.2 percent of dwellings in the suburb are owned with a mortgage, while a significant 39.4 percent are rented and 10.4 percent are owned without a mortgage.
Mount Low is a very popular location for families comprising 86.6 percent of all households.
Also, Mount Low has substantial investor interest because of the high number of rental properties which is slightly above the Townsville average and nearly 10 percent above the Australian average.
Based the 2016 Census, the median rental price for houses in Mount Low was $330 per week with an approximate rental yield of 4.8 percent, down from approximately 6.0 percent in 2013.
Approximately 230 rental properties were turned over and/or newly built in the market over the past 12 months.
The average mortgage payment per month in the estate is $2,058. And again, over 88.4 percent of households with a mortgage spend less than 30 percent on mortgage payments per month.
Achieving a sale price of $560,000, the weekly top price property at 6 Newell Ct Mount Low will impact the median sale price for the area as it is approximately $215,000 above the current median sale price for houses in the suburb.
The Townsville market is showing signs of a recovery on the back of increased business confidence, development stimulation and industry investment.
The vendors purchased the property as block of land or a house and land package in November 2004. The land purchase price was $75,000. The cost of the build is not available.
The demographic profile of Mount Low is favourable to families; older, maturing and young couples make up 72 percent of the population. Independent singles, youth and the elderly makeup approximately 21.8 percent.
The suburb is approximately 1 ½ to 3 kilometres from two government and one private Catholic school for primary and secondary students. James Cook University, Townsville Base Hospital and Lavarack Army Base is approximately 20-25 minutes drive from this property.

Rangewood has become a haven for couples and families as an estate in the Alice River suburb that offers the freedom and security of larger size blocks.
The neighbourhood of just over 1000 residents and 376 dwellings has on average 4.1 persons occupying 308 of the total number of dwellings in the Rangewood estate. This is representative of mum, dad, the two kids and most likely a pet.
As a location that has acreage lots, it provides the semi rural lifestyle that attracts above average prices because the value attained from such a country feeling set on the urban fringe of Townsville City brings with it the conveniences of schools, shops, entertainment and community infrastructure to the bush.
Modern day campers that love the outdoors and the adventure of horse riding, motor bike riding, or the simple serenity of nature; clean air, clear skies and open spaces, understand the value of functional contemporary appliances and amenities.

Due to the relatively low volume of house sales of approximately 10-12 per annum, the estate experiences high volatility in median prices from month to month.
The estate has a current median house price of approximately $450,000. While just twelve 12 months ago, the estate recorded a median house price of $530,000. The decline in median price represents an approximate drop of -25 percent for the estate, which is close to where the median price was for the estate. In 2011, the median house price was an approximate $450,000 also.
Rangewood has no unit or separate unit dwelling stock. In August 2016, the estate had just 376 private dwellings. 100 percent are separate houses. 62.4 percent have 4 bedrooms and 33.2 percent of dwellings have 3 bedrooms. The balance of dwellings is 5 or 2 bedroom houses.
57 percent of dwellings in the sprawling suburb are owned with a mortgage, while just 5 percent are rented and 37 percent are owned without a mortgage. Rangewood is a very popular location for families, comprising 88.6 percent of all households.
Based the 2016 Census, the median rent in Rangewood for houses was $400 per week. Due to the low volume of rentals, no reliable data is available to determine a rental yield.
The average mortgage payment per month in the estate is $1,950. And again, over 89.2 percent of households with a mortgage spend less than 30 percent on mortgage payments per month. Achieving a sale price of $720,000, the weekly top price property at 2 Raja Aho Road Rangewood will impact the median sale price for the area as it is $270,000 above the current median sale price for houses in the estate.

The vendors purchased the property as block of land or a house and land package in February 2008. The land purchase price was 270,000. The house was built by Peter Breen who is also the builder for Jazz Homes in Townsville. The cost of the build is not available.
The demographic profile of Rangewood is dominated by families; elderly and established that make up 81.7 percent of the population. Older retirees make up approximately 9-10 percent.
The suburb is approximately 7-8 kilometres from three combined sex private schools and two state schools for primary and secondary students. The James Cook University, Townsville Base Hospital and Lavarack Army Base is approximately 10-15 minutes drive from this property.

TREN spoke with Mr. Dank last week about the unit he sold in North Ward, and he couldn’t hold back his excitement about the Kirwan property also.
Mr. Dank even thought we had jumped the gun and had contacted the veteran Townsville agent about the sale of this signature home in Kirwan, when in fact we had contacted him initially about the great news of the North Unit.

The suburb of Kirwan is the largest suburb by population in Townsville with 21,418 residents. The population has an average annual income per person of $1,489 per week based on the 2016 Census.
The suburb has a current median house price of approximately $315,000. Just twelve 12 months ago the suburb recorded a median house price of $325,000, which represents a -3.1% drop in the median house price for the suburb.

However, the unit price, taken from a significantly smaller sample, has a median price of approximately $260,000. Twelve months earlier in Kirwan, the medium price was $250,000 which represents a 3.9 increase in the suburb’s median price.
Kirwan has a greater stock of houses than there are units. In August 2016, the suburb had 7,986 private dwellings. Eighty-eight percent of the dwellings are separate houses. Ten percent are units or townhouses and 0.9 percent is flats or apartments. Eighty-nine percent of dwellings have 3-4 bedrooms.
37.7 percent of dwellings in the sprawling suburb are owned with a mortgage, while 36.4 percent are rented and 23 percent are owned without a mortgage. Kirwan is a very popular location for families, comprising 77.3 percent of all households.
The median rent in Kirwan is $310 per week. Kirwan is a fairly affluent area with approximately 88 percent of households whose rent is less than 30 percent of their entire income.
The average mortgage payment per month in the suburb is $1,690. And again, over 90 percent of households with a mortgage spend less than 30 percent on mortgage payments per month.
Achieving a sale price of $655,000, the weekly top price property at 1 Crown Close Kirwan will impact the median sale price for the area as it is $340,000 above the current median sale price for houses in the suburb.
The Townsville market is showing signs of a recovery on the back of increased business confidence, development stimulation and industry investment.
The vendors purchased the property in February 1998 as a block of land and build the home themselves.
The owners purchased the land for $65,000. The cost of the build is not available, but as an owner-builder the costs per square that would usually be priced to determine capital expenditure is not comparable. The owner-builder has held the property for 19 years.
Over the past 12 months, the median price in Kirwan for houses has decreased -3.1 percent from $350,000 to $315,000. Over the past 5 years, the suburb has experienced a -10 percent decrease in house prices.
Between July 2016 and August 2017, approximately 280 house sales and 20 unit sales have occurred in Kirwan.
The median rental price for houses in Kirwan is $320 per week. However, the 2016 Census identified the average weekly rent paid for all dwelling classes in Kirwan was $310 per week.
The rental yields for houses in Kirwan are 5.3 percent. Units show a rental yield of 5.0 percent. Over the past 5 years, house rental yields have declined from 5.3 percent and units have also declined from 5.2 percent.
The demographic profile of Kirwan is a mixed market but predominantly older and established couples with families contributing approximately 57 percent of the population. Approximately 28 percent are independent youth through to the elderly who are also living independently.
Kirwan is well known as the home of the North Queensland Cowboys and the 1300Smiles stadium at Willows. Kirwan is also the location where during World War II American and Australian airmen and servicemen were flying bombers against the Japanese invasion forces from the Bohle River airfield situated in the current area of the Willows housing estate.
